Why you use a Realtor to purchase a home?

You have decided to buy a house.....now what?   Why should I use a Realtor?  I can go and look at all the homes for sale I can find on the internet or drive around and look for the FOR SALE signs.  This is true.  BUT WHY?  How much time will you waste doing this? How do you know if you are over paying for a property? You know the price of some homes that have sold in the neighborhood that your thinking about buying in...you have looked at the newspaper and saw the sales price, or a friend of a friend told you what the homes in the neighborhood have sold for.  However, the real estate market changes on a weekly basis, if not daily basis.  That one home in the neighborhood that sold $40,000. below asking price, just changed the fair market value for each homeowner in that neighborhood.  Short Sales?  Foreclosures?  The biggest misconception is:  buyer's feel they can get a better deal by going directly to the listing agent, what they have not considered is that listing agent has a signed agreement with the owner/seller to sell their home at a given percentage.  That's it! 

Realtors  have up to date market information.  Alot of properties may still be listed active on the various websites on the internet, however, the multiple listing service is up to date.  We can tell you properties just listed, or maybe that property you were looking at, is unfortunately already under contract. 

There is no charge to hire "Your Charleston Home Team" to represent you and act as a "Buyer's Agent."
